As New Year’s resolutions are set, January is also a month for significant savings on your property taxes. For homeowners in Mexico, this is the best time to pay your annual Impuesto Predial, or property tax, to take advantage of a 20% discount.
Key Facts about Mexican Property Taxes
In Mexico, property tax rates are incredibly low compared to many other countries. They are usually assessed at 0.1% of the property’s purchase value. In Los Cabos, the deadline to pay property taxes is March 31st.
Don’t worry if you missed the January discount. There are still great savings for early payment:
- 20% off for payment in January
- 15% off for payment in February
- 10% off for payment in March
Navigating the Payment Process
Los Cabos doesn’t send property tax statements by mail or electronically. Tax records in Mexico are organized by tax number rather than by the property owner’s name, so it’s essential to confirm that your name is correctly associated with your property in the system.
You can find your property tax ID number (Clave Catastral) in your Fideicomiso or on your Mexican property deed.
The Municipality offers different ways to pay your taxes:
A. Going to one of the three different offices open to the public
B. Going to the Banamex or Bancomer Bank branches in Mexico or paying online with your credit card.
To pay with a credit card, the steps are as follows:
1. Click on the following link: https://www.tesoreria.loscabos.gob.mx/pagos-y-consultas/
2. Scroll down; this image will be on the bottom of the page:
Click on the credit card icon. Visa and Mastercard are accepted.
3. Type in the property tax number where it says “CLAVE CATASTRAL” Then click on the red button “BUSCAR”.
4. Your statement should come up. Take a minute to read it and confirm It is under your name and that the amount to pay is correct. Here you will see your total minus the 20% discount.
5. For payment, click on the ‘red icon’ which says “PAGAR”. Payment instructions in both English and Spanish should be here. At the end of the page, you will see a “PAGUE AHORA” (Pay now) button; click on it.
6. On the next page, you will need to fill in the following information on this order:
CREDIT CARD 16-DIGIT NUMBER
EXPIRATION DATE (month and year)
CREDIT CARD HOLDER’S NAME
SECURITY CODE (THE 3 DIGITS ON THE BACK OF YOUR CARD).
Add the address (this could be your property address in Los Cabos or your address back home) and email address (CORREO ELECTRÓNICO).
NOTE – if a blank page appears, your computer may be blocking pop-ups – go to ‘Settings’ and allow Pop-ups.
7. Confirm payment and save or print your receipt.
